This policy explains how BRTC LLC (Blue Ridge Town & Country) (BRTC, we, us, or our), collects, uses, discloses, and protects personal information when you visit our website, contact our team, communicate with us by email, phone, or text message, or use our real estate services and authorized transaction integrations. Our real estate team is brokered by Cornerstone Realty Group.

Information we collect

Depending on how you interact with us, we may collect:

• Contact details, such as your name, email address, phone number, and mailing or property address.
• Real estate interests and search preferences, such as location, price range, bedrooms, bathrooms, square footage, lot preferences, and whether you are buying, selling, renting, investing, or requesting staging or consulting services.
• Information in messages, inquiries, forms, documents, and other communications you send us.
• When needed for a transaction, personal information in contracts, disclosures, signatures, property records, transaction correspondence, and supporting documents, including financial or identity information you or authorized transaction participants provide.
• SMS consent records, including whether and when you opted in and the form or other source through which you provided consent.
• Basic website and device information, such as IP address, browser type, pages visited, and analytics or cookie data.

Website forms and service providers

Our contact and property-search forms send the information you enter to our team by email using Resend. Contact-form emails also include your SMS consent choice, the submission time, and the form source. These submissions become part of our business communications. The public forms are not a transaction-document upload service; please do not send Social Security numbers, bank account details, or other sensitive documents through these forms. Contact us to arrange an appropriate way to provide documents needed for your transaction.

Vercel hosts this website, and website images are served using Supabase storage. Hosting and delivery providers may process technical request information, such as IP addresses, browser details, requested pages or files, and request times, to deliver and operate the site. Google Analytics is not currently enabled on this website. If we enable additional analytics or materially change how we collect information, we will update this policy as appropriate.

Links to property-search, brokerage, and other third-party websites take you to services with their own privacy policies. Review those policies before providing information to those services.

Authorized transaction integrations

We may use authorized transaction-management and electronic-signature services to organize real estate transactions, prepare and exchange documents, coordinate participants, and track transaction status. Information involved may include contact details, property and transaction details, documents, signatures, and related communications. Access and sharing depend on the service, permissions granted by the authorized account holder, and the needs of the transaction, subject to the provider's terms and applicable law.

A Dotloop API integration is planned, not currently live. This website does not currently connect to Dotloop accounts or retrieve Dotloop documents through an API. Any future integration would require the necessary provider approval and account authorization and would be limited to uses permitted by the provider's terms. This policy does not authorize AI processing of Dotloop data. You may contact us about disconnecting an integration or use the provider's available account controls. Disconnecting future access does not necessarily delete records already received or records we need to retain for legal or brokerage obligations.

How we use information

• Respond to inquiries and provide requested real estate, consulting, staging, rental, or referral services.
• Schedule appointments and communicate about services, properties, transactions, and customer support.
• Send text messages when you have provided consent, including conversational, appointment, and service-related messages.
• Operate, secure, maintain, and improve our website and services.
• Comply with legal, regulatory, brokerage, recordkeeping, and professional obligations.

How we share information

We do not sell personal information. We may share information only as reasonably necessary with service providers that help us operate our business, such as website hosting, email, communications, analytics, customer-management, transaction, and professional-service providers; with our brokerage and transaction participants when needed to provide requested services; or when required by law or to protect rights and safety.

Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties, except service providers that support delivery of the messaging program and are prohibited from using that information for their own marketing.

Retention and security

We keep personal information only as long as reasonably necessary for the purposes described in this policy, including providing services, maintaining consent and transaction records, resolving disputes, and meeting legal or brokerage obligations. Retention periods vary based on the type of information and applicable requirements.

We use reasonable administrative, technical, and physical safeguards designed to protect personal information. No online service or storage method can be guaranteed to be completely secure.

Your choices

• You may decline optional SMS consent and still submit an inquiry or purchase services.
• You may opt out of text messages at any time by replying STOP.
• You may manage browser cookies through your browser settings.
• You may request access to, correction of, or deletion of your personal information, or ask questions about our handling of your data, by emailing mason@brtcllc.com. We may need to verify your identity or authority before responding. Requests are subject to applicable law, transaction needs, and recordkeeping obligations; some records may need to be retained.
